Urban Regeneration and Social Housing: CDP Real Asset at the ULI Europe Conference

Urban regeneration and social housing, two of the CDP Group's lines of action in the real estate sector, were in the spotlight at the ULI Europe Conference, an event that brings together leading international real estate operators, held in Milan this year.

Giancarlo Scotti, CEO of CDP Real Asset SGR and CDP’s Real Estate Director, participated in the event’s Leadership Panel, highlighting the special nature of CDP - Italy's National Promotional Institution - that drives the Group's real estate SGR to anticipate macro-trends in the real estate sector. These include the scarcity of land in cities, making it necessary to redevelop and convert existing buildings and areas. A challenging task for CDP Real Asset, whose portfolio includes decommissioned public assets acquired over the years:

“Our cities boast an artistic and cultural heritage that must be preserved, by transforming historic buildings into innovative spaces that are in line with modern requirements”. Another macro-trend to be addressed is housing, in the light of the socio-demographic changes and the progressive concentration of the population in urban centres. CDP has been a pioneer of Social Housing in Italy, launched in 2010. “Even today, the housing issue continues to be a primary area of intervention for us, so much so that we have extended our activities to all of the “3 ESSES” of social housing, including Student Housing and Senior Housing.

The latest projects include “Spazio Blu”, launched together with INPS, Policlinico Gemelli and Investire SGR. This is a new residential model for self-sufficient seniors over 65, allowing them to continue living independently - in dwellings that have been renovated to suit their specific needs - but within environments that promote social interaction, including intergenerational. With the added benefit of access to health and social services, provided both at home and remotely, thanks to advanced telemedicine and teleconsultation systems.
